Site Preparation Plan

The purpose of a Site Preparation Plan is to minimize damage to the land in question as well as surrounding property (i.e., soil erosion, damage to storm water drainage routes, culverts, protected trees and surrounding streets) and to maintain an orderly, secure, safe and clean construction site. Site Preparation Plans shall be submitted for all projects that include new construction, additions to existing buildings or structures, or other scope of work as determined by the Director of Community Services. When required, the following items of information must be included within the Site Preparation Plan.

☐ Location of existing buildings/structures to be retained or removed

☐ Location of minimum 6-foot high temporary chain link perimeter area construction fencing with anchored posts (driven or pinned to ground, no sand bagging) and chain link fabric meeting such specifications as from time to time required by the Director of Community Services to establish sturdy and reliable fencing, and lockable gate

☐ Location of temporary markers delineating the limits of protected woodland under the Riverwoods tree and woodland protection ordinance or permanent "protected area" markers at the boundaries of wetlands, wetland buffers, or protected areas proposed to remain undisturbed

☐ Removal of trees, tree pruning, root pruning, and other tree care activities that are proposed in the permit application

☐ Location of protective tree fencing. All protective tree fencing shall be chain link fence construction with anchored posts (driven or pinned to ground, no sand bagging) and chain link fabric meeting such specifications as from time to time required by the Director of Community Services to establish sturdy and reliable fencing

☐ Location of erosion control measures

☐ If excavation is required for a new structure, foundation, utility installation or drainage improvement, then the site preparation plan shall indicate the:
     ☐ Location of a single stabilized construction entrance, which may be in the location of the permanent driveway, from the adjoining public or private street to the lot, and
     ☐ Location of a construction driveway, to be constructed with three inch (3") crushed limestone to a minimum compacted depth of six inches (6"), and
     ☐ Location of additional fencing in the construction area so that all construction traffic to and from the construction area uses the construction driveway

☐ Point of abandonment of existing water well or installation of protective fencing around any well that is to remain

☐ Location of existing utility lines, above or below ground

☐ Point of disconnection of gas lines or other utilities

☐ Point of connection of gas lines or other utilities

☐ Location of portable toilet

☐ Location of construction and demolition debris receptacle

☐ Location of contractor parking on and off site

☐ For all demolition projects, the location of a water truck or water hydrant (requires hydrant meter to be provided by the Village) to be used to continuously wet down demolition materials during demolition to prevent dust particles from leaving the premises

☐ Location of temporary material and equipment storage and staging

☐ Location of contractor sign meeting the requirements of Village Code section 8-3-6

☐ The site preparation plan shall indicate that, prior to installation of the construction driveway, the applicant shall be required to install, repair or replace culverts and ditches so that the natural flow of surface storm water on or along the lot is not impeded by the construction driveway or debris and construction materials. All culverts shall be installed, repaired or replaced in accordance with the requirements under Village Code Title 7, Chapter 1, "Culverts, Ditches and Swales". The applicant is responsible for securing all necessary approvals from the Village or other governmental bodies having jurisdiction before locating its construction driveway.
